For me and I believe many others owning a home gives a huge sense of accomplishment, security and happiness. It’s yours after all! A safe place to raise your children, express your own sense of style, customize and modify as you like. With all of that comes some responsibility that some of us may not be ready for or even aware of. Homes require maintenance. Just like a car needs it’s oil changed a house needs the HVAC system inspected and cleaned to ensure it runs at peak performance. A home has many different systems that all work together to give you shelter and comfort. The Envelope consist of all the parts or different systems of the home that seals or separates the inside from the outside and protects us from the elements.
A roof’s main purpose is to protect a building’s inhabitants and interior from the elements. Roofs can shield against: Rain, Snow, Sunlight, Wind, Extreme temperatures, and Natural disasters. All of these elements can damage your roof, after an extreme weather event like hail or high winds it’s a good idea to have your roof inspected. Many roofing contractors will do this for free and let you know if your roof has any effective life left. Around Indianapolis, Greenwood and all Central Indiana we primarily see 3 types of roofing materials for residential buildings. We will discuss those 3 and what they typically cost.
The average cost of a roof replacement nationwide is $8,314. The typical cost in the Greater Indianapolis area ranges between roughly $5,500 and $15,000.
Asphalt Shingles
Asphalt Shingles are the most common type of roofing material in North America. They are a fiberglass or cellulose base covered with asphalt, we typically see straight 3-tab or Architectural.
As you can see in the image, the bottom picture is of a 3-tab and the top is Architectural. The 3-tab give a smooth uniform look while the Architectural has dimensions and depth. Both effectively protect your home and can last between 12-30 years depending on quality of material used.
Average cost of asphalt shingles in Greenwood, Bargersville, Shelbyville, Carmel, Fishers, Avon and all Central Indiana: $3.50 to $5.00 or more per square foot.
Rubber Roofing
Rubber Roofing or “rolled roofing” also known as Membrane Roofing can come in a variety of types and is for use on flat roofs or very low-pitch roofs. A few of the different material types available are: Neoprene, PVC, Polymer-modified Bitumens and the Gold Standard for this type of roofing EPDM which is what we see most commonly. Applications for this type of roofing in our Midwestern Region are fairly limited to Commercial buildings, porches, carports and other outbuildings. Low slope roofs don’t work well here with the weather extremes we experience. Homes here need a greater pitch for drainage and to support weight when there is heavy snow fall. Lifespan is typically 20 to 35 years or more when properly maintained.
Average cost of Rubber Roofing: $5 to $10 per square foot.
Standing Seam Metal Roofing
Metal Roofing has the longest effective life expectancy of what we typically see in Indiana. This type of roofing can be made from Aluminum or Steel is Fireproof and can be recycled when is has reached the end of it’s effectiveness. Metal roofs commonly last 30 to 50 years, but some have been know to last 75 years. Metal roofing does require skill to install so make sure any company you might hire has a proven track record with this material.
Average cost of Metal Roofing: $10 to $16 per square foot.
